Commercial Electrical Preventative Maintenance & Repair Service Plan

Purpose & Objectives


This service plan establishes Galvin Electric Company, Inc.’s proactive approach to preventative maintenance and electrical repairs for commercial facilities. The objectives are to:

  • Reduce unplanned outages and emergency repairs
  • Extend the operational life of electrical systems
  • Improve safety for occupants, tenants, and maintenance personnel
  • Maintain compliance with NEC, OSHA, NFPA 70E, and local codes
  • Control long-term operating costs through planned maintenance
  • Standardize preventive procedures and reporting across all facilities


Scope of Services


This plan applies to all electrical systems within a commercial building, including:

  • Main service equipment, switchgear, and disconnects
  • Distribution panels, subpanels, and feeders
  • Branch circuits and wiring systems
  • Interior, exterior, and emergency lighting
  • Grounding and bonding systems
  • Surge protection devices
  • Backup power systems (generators, ATS, UPS)
  • EV charging stations and specialty power systems
  • Power for fire alarm, access control, and data systems (power side only)


Maintenance Strategy


Galvin Electric utilizes a preventative and condition-based maintenance strategy across all service tiers:

  • Scheduled inspections and testing to identify potential issues early
  • Minor corrective actions performed during maintenance visits
  • Clear documentation of system status, deficiencies, and recommendations
  • Prioritization of issues based on safety risk, operational impact, and code compliance
  • Standardized checklists and reporting for consistent service across facilities


Preventative Maintenance Schedule (All Tiers)


Monthly (Premium Only)

  • Visual inspection of electrical rooms (clearances, labeling, housekeeping)
  • Check for abnormal heat, noise, vibration, or odors
  • Inspect emergency and exit lighting operation
  • Verify meters, indicator lights, and control panels


Quarterly (Standard & Premium)

  • Inspect panels for corrosion, overheating, or damaged components
  • Test GFCI/AFCI devices
  • Inspect exterior and parking lot lighting
  • Verify grounding and bonding (accessible points)
  • Review load balance and breaker utilization


Semi-Annual (Standard & Premium)

  • Infrared (thermal) scanning of energized equipment (Premium annually, Standard bi-annually)
  • Clean and relamp fixtures as required
  • Inspect surge protection devices
  • Inspect conduit, raceways, and cable trays


Annual (All Plans)

  • De-energized inspection of main distribution equipment (when feasible)
  • Torque verification of critical connections
  • Insulation resistance testing on feeders and critical circuits
  • Full functional testing of generators, ATS, and UPS (Premium only)
  • Review and update panel schedules and one-line diagrams
  • NEC and local code compliance review


Electrical Repairs & Corrective Maintenance


Response Levels

  • Emergency: Power loss, life-safety hazard, or mission-critical failure
  • Priority: Conditions likely to cause system failure or code violation
  • Routine: Non-critical deficiencies or owner-requested repairs


Included Corrective Work (Within Plan Hours)

  • Replacement of breakers, switches, receptacles, and lighting components
  • Repair of loose or overheated connections
  • Minor conduit or wiring repairs
  • Load corrections and circuit balancing
  • Grounding and bonding remediation


*Repairs exceeding included annual hours or requiring material replacement are billed separately at the contract labor rate.

Basic Plan (Compliance & Safety)


Best for: Small offices, retail spaces, professional suites


Included Services:

  • Annual comprehensive inspection
  • Emergency & exit lighting testing
  • Panel inspections
  • Written deficiency and compliance report


Labor Calculation:

  • Base Labor: 4 hours annually
  • Plus: 1 hour per 20,000 sq ft

  • Infrared scanning (bi-annual)
  • GFCI/AFCI testing
  • Load analysis and panel schedule updates
  • Priority repair response


Labor Calculation:

  • Base labor: 8 hours annually
  • Plus: 1.5 hours per 10,000 sq ft

Premium Plan – Square Footage–Based Pricing Framework

To ensure fair, scalable pricing and adequate labor coverage, the Premium Plan is priced by building size, up to 100,000 square feet.


Labor Calculation Method:

  • Base Labor: 12 hours annually
  • Plus: 2 additional hours per 10,000 square feet
